Bethesda tower coming closer to reality
For several years, developer StonebridgeCarras has been buying parcels of land in Bethesda for its downtown project. It recently purchased the final parcel it needs to be able to construct a 250-foot tower in the city's heart.
The latest parcel purchased is at 4630 Montgomery Lane. The planned project will be constructed at Montgomery and Wisconsin Avenues, which is where the 2nd District Police Station is located. The site is occupied by a building offering 32,000 square feet, while the site itself has 15,000 square feet.
The police station is actually at 7359 Wisconsin Avenue, and as part of the acquisition, StonebridgeCarras has agreed to build a new station at 4823 Rugby Road. The developer agreed to construction the facility in return for being able to build on its desired site, which is at an extremely good location for foot traffic—across from the Bethesda Metro stop.
In February 2015, StonebridgeCarras bought the Carpet Palace's parcel, located at 7351 Wisconsin Avenue. Now that it has three adjacent parcels, the developer will be able to build as high as 250 feet, as well as having about 500,000 square feet available.
StonebridgeCarras has not released detailed plans yet, but expects to do so some time during this summer. Doug Firstenberg, a StonebridgeCarras principal, said he expects the building to be primarily offices, with some space at ground level for retailers.
For projects like this, developers like to create illustrated brochures that describe a projects amenities to potential tenants.
