Bethesda office building sold
An office building on Old Georgetown road has been acquired by Washington Capital Management.
The Fairmont Building was built in 1964 and completely renovated in 1997. In 2010, the building, which has a tenant roster of diverse companies and is 96% occupied, received an Energy Star certification. Present tenants include Urban Atlantic, Greysteel, Earth Share, and GTM Architects.
Spaces available for lease include 2,293 square feet that can be divided, and up to 6,597 contiguous square feet. There are 135 slots available to tenants in a six-story parking structure, and floor plates—a term that refers to the amount of rental space on each floor—measure 10,212 square feet.
The location of the building makes it a very desirable space. Georgetown Road is in the Woodmont Triangle area of Bethesda. The neighborhood features many entertainment choices, bars, and restaurants. In addition, a number of bus stations are nearby, as is the Red Line, the light rail system that takes riders to Washington, D.C.'s downtown. The Purple Line, which is now being built and should go into operation by 2024, is also close to the building.
Washington Capital acquired The Fairmont for $45.4m, which was lower than the last time the tower sold, which was in 2013 when it was acquired for $46m. Brochure printing can be used to create illustrated pamphlets showing the amenities of buildings like this to prospective tenants.
