Waterhead Mill is a brick, four-story building that sits between the Wamesit Canal and the Concord River. Early this year, Heritage Properties began to covert the building, which will be known as Waterhead, into 71 housing units, 67 of which will be one-bedroom apartments, while the other four will be studios. Most apartments will have windows that look out onto either the river or the canal.
In addition, the developer will include a dog wash, a room dedicated to storing bicycles, a fitness center, co-working space, movie theater, and community room. There are also plans to put in a fire pit, grilling area, and patio outside, and part of the Concord River Greenway multi-use trail will cross the property.
The building has not been entirely vacant over the years. Several businesses have moved in and left again, including Ramalho's West End Gym, which went back to its former location on Powell Street.
Heritage Properties analyst, Jeffrey Bush, described the mill as a:
“…little urban oasis with proximity to downtown.”
It has easy access to I-495, which is approximately two miles distant. Bush believes the mill conversion will appeal to young professionals. Brochure printing is often used to show amenities of projects like this to potential tenants.
