A large mixed-use development at the corner of 94th Avenue and Northwest 41st Street is closer to becoming a reality.
Last week, members of the city council approved changing the land-use category to “community mixed-use” from “office-residential”, paving the way for the project. If given final approval, the seven-acre site will become home to both housing and retail shops.
The next zoning hearing is scheduled for August 23, and if the change is approved, Shoma Homes plans to build 147 housing units, as well as 29,400 square feet that can be used by retailers for shops, restaurants, and similar uses.
Shoma first asked permission to build twelve luxurious mansions on the site, but the Doral City Council decided this use was not compatible with either Doral's master plan, or the surrounding area as it is now. Then, in June, Shoma requested permission to construct over 200 units before subsequently reducing the number to 147.
Residents have expressed some concern about an increase in traffic on the roads if retail shops go in, but Shoma has agreed to pay for new traffic signals, as well as another trolley for Doral. The trolley will be added to the city's fleet to take pressure off the traffic in other areas of the city.
