At the zoning meeting on January 25, Colina Partners, the developer who created Downtown Doral, asked Doral officials to approve a measure to change the zoning designation of 10 acres from ‘general use’ to ‘planned unit redevelopment’.
At present, the land is used as a plant nursery, but if the change is approved, as many as 250 apartments could be built on the site.
The project would allow developers to create a complex comprising about 250 housing units, along with a pool, clubhouse, playground, 2.5 acres of lakes, green space, and pedestrian paths. The project would be built between 107th and 109th Avenues, north of Northwest 41st Street. City staffers recommended the zoning change be approved because it fits in with the city’s overall plan, and has the same zoning designation as the surrounding area.
Currently, the property is zoned ‘general use’, meaning its uses are determined by the trends in development. For a zoning change like the one requested to be approved, nearby properties would also have to be mostly residential, which they are. The request was deferred until another zoning committee meeting in March.
