The proposed design for a Starbucks in Middletown ran into a zoning snag due to its plan for a drive-thru, but a variance has now been granted by the Zoning Board of Appeals.
A zoning mandate regarding drive-thru businesses requires a minimum of 200 feet for an off-street approach lane, which is not possible due to the site’s configuration. According to the Planning and Zoning Commission, the 200 feet must be measured beginning at the drive-thru window, and that distance is only 160 feet.
On February 4, the commission issued only its second variance ever to permit the Starbucks drive-thru. A similar accommodation was made for Taco Bell in 2012. Annabel Resnisky, Chairwoman for the Zoning Board of Appeals, pointed out that there have been no issues with Taco Bell’s drive-thru creating traffic problems.
One board member, Steven Kovach, was concerned that the reduced lane allowance might result in a backup in the southbound lane. However, civil engineer Pat Benjamin of Bascom & Benjamin gave assurances that this would not be an issue.
