Hartford's Goodwin Square goes under the hammer online

Goodwin Square, an office and hotel complex in downtown Hartford, received a winning bid of $17.6 million in an online auction.

The undisclosed bidder met the requirements set by LNR Partners, which sold the property.

There has been increased interest in the complex recently, with several potential bidders asking about obtaining financing to either reopen the hotel, or convert it to apartments. Michael W. Freimuth of the Capital Region Development Authority expressed interest in these inquiries, noting that the CRDA has made a name for itself by taking on vacant, historic properties and renovating them. However, Freimuth did not name the potential bidders, nor did he know who made the ultimate high bid.

The Goodwin Square complex office tower is a 30-story building; the Goodwin Hotel has 124 rooms, and both were constructed in the 1980s. They have a terra cotta facade that was inspired by an iconic apartment building that dated back over 125 years, to Hartford's Victorian Gilded Age.

The transaction comes during a period when interest in commercial properties in downtown Hartford has increased. Investors based in New York bought 100 Pearl Street in March, and a sale of part of Constitution Plaza is anticipated later in the spring.

The buyer of Goodwin Square could work with brochure printers to create a booklet about the amenities they plan to offer, and make it available to commercial realtors.
