A former quarry near Sorrento Valley in western Mira Mesa will become home to a new mixed-use development.
The 413-acre site will have a public park that spans 23 acres, a central shopping area of over 160,000 square feet, and 1,800 homes. Close to 10% of the units will be allocated for low-income residents.
There will be five separate neighborhoods with different housing densities so that people of all income brackets will be able to live in the development. Such developments often turn to brochure printing to provide more information about dwelling units and their amenities.
To be called 3 Roots, the development will be transit friendly, featuring many amenities on site, and will include a combination of single-family homes and mid-rise housing. The project was unanimously approved by the San Diego City Council as it will create new housing near major employment centers in Sorrento Valley and help solve the area’s shortage of affordable housing. There will be a mobility hub with meeting spots for private shuttles, ride-share parking spaces, and on-demand transportation, in addition to lockers, bike repair, and connections to the upcoming rapid transit system for buses on Carrol Canyon Road.
Shea Homes, Lennar Homes, and California West Communities have formed the development team and will also be restoring Carroll Canyon Creek to provide 256 acres of trails, parks, and open space.
