East London architects reveal local schemes

Architects based in East London are currently undertaking building projects in Ilford and Forest Gate.

Two new proposals by the local architectural firm 31.44 Architects are now underway in the East London area. Both projects as being undertaken in collaboration with Arbery Properties, a property business that has remained family run since it was founded in 1979.

The first building project involves a retrofit scheme located in Ilford while the second, now underway, is a new mixed-use development in Forest Gate. Along with nine brand-new homes, the project will also feature the construction of several small units for commercial use.

The site for the building project at 89 to 93 Woodgrange Road is a former car park. The new development will infill and mend an 11-metre-long stretch, described as an incongruous and unintended break in the high street.

Representing a £2 million investment, the scheme will feature a one-storey retail frontage with a four-storey building, a three-storey mews building, and a courtyard set back from the street. Professional printing services are often enlisted by developers when they need to present their projects to investors.

A spokesperson for the architects commented on the new residential design:



“It provides a solution that better serves the neighbourhood than the extant planning consent, which proposed a commercial podium for a large grocery store.”




Project completion is expected in March next year.
