New Berlin development requests zoning amends
A proposed development in New Berlin would create 332 apartments at the city's southern reaches.
The project is being proposed by Continental Properties Co. Inc., a real estate developer located in Menomonee Falls. the development will happen on 34 acres of undeveloped land at 6151 S. Moorland Road.
The proposal submitted by Continental Properties outlines a development that features 11 buildings two and three stories high with apartment units. The proposal also details plans for 16 townhomes.
The proposal indicates that the apartment buildings would include a combination of studio, one-bedroom, two-bedroom, and three-bedroom apartments, while the townhomes would feature three or four rooms. About 15 acres of the site would be designated as wetlands and conserved woods. Brochure printing is frequently used to market these types of projects.
The proposal includes a fitness center and clubhouse for residents, a pool, a center for car care, shared outdoor courtyards, and a playground for pets.
The developer's proposal states that for Continental Properties to advance with the project, the city must approve an amendment to the comprehensive plan and zoning changes proposed for the site.
A report from city staff regarding the proposal indicates that the site is designated for conservancy and agricultural purposes, but the city sees the plot being used for industry in the future. Continental Properties aims to reclassify the site.
Continental Properties plans to go back to the Plan Commission in April for the rezoning amendments. In May, the plan will be presented to the Common Council.
