Hamiltons Ohio Casualty building to be revamped into apartments


The Industrial Realty Group LLC (IRG), owner of what used to be the Ohio Casualty complex in Hamilton, is starting its massive redevelopment of the property with the creation of 56 apartments.









IRG’s Justin Lichter explained that the company will be converting into one- and two-bedroom apartments the 8th floor of one of the complex’s connected buildings. Lichter expanded on the planned apartments:





“We’re converting one floor, the 8th floor, to market-rate apartments. And we’ll be working on conversion of the 7th floor, also.”





Each of the two floors that IRG has earmarked will have 28 units. Named “Third + Dayton”, acknowledging the intersection where it is located, the 450,000 square foot complex once housed 1,000 workers. It is hoped that the apartments will be ready to move in around August. The company is searching for business interests to fill other areas of the complex.





Developers do their best to rent space prior to the completion of a project and brochure printing is often employed.





Another large project in the works in Hamilton is Spooky Nook which was started in December 2018. Hamilton City Manager Joshua Smith sees both of these developments as good news for the municipality’s bottom line and has made these and other developments a priority for the city. These projects are expected to increase not only tax revenue but also foot traffic for the downtown community.
