New development planned at arts neighborhood

Another project has been proposed for Cincinnati’s Over-the-Rhine (OTR) neighborhood, adding weight to the argument of it being the most intact historic urban district in the nation.

OTR is a center for the arts, has a large number of buildings of Italianate architecture, and is a virtually intact, 19th-Century historic district. Now, a new project has been proposed for this desirable area.

3CDC, a leader in OTR development, plans to begin renovating a large, mostly vacant property at Race and 15th Streets. The development reflects a change in emphasis by 3CDC, which has been concentrating most of its efforts closer to the city’s downtown.

The first plans for the area proposed a dense project that featured a large parking structure. At a meeting with the City Council, Stephen Leeper, executive director of 3CDC, said that residents had expressed concerns about the idea, so his agency made changes to “tone down” the plan.

The new proposal features an “affordability component”, as well as a several residential options that can be rented or bought. The proposed project is divided into seven pieces including 23 condos, 11 townhomes, 27 “affordable apartments”, and as much as 33,500 square feet of space that could be used as retail and commercial space. If approved, construction could start shortly.

3CDC might work with brochure printers on a booklet about the development that realtors could present to potential renters, buyers, and retailers.
