Sterling Hall submits McHenry County development proposal

Developers want to build a 98-unit multifamily rental complex in Cary near the junction of Reuben Lane and Industrial Drive, and have filed for several exemptions in their application.

The 4.5-acre site would be developed with eight buildings, each two stories tall, and a 3,500-square-foot clubhouse with outdoor facilities. The developer, Sterling Hall, asked the Cary Village Board to waive several of the application's criteria, including a traffic analysis, a market assessment, a drainage strategy, and a public open house. The location is in McHenry County and less than 10 miles from the city of McHenry, but developers will require permits from the Cary Village Board.

Other changes include 10 fewer parking spots than are typically necessary and an increase in density from nine to 9 units per acre. The Cary Village Board overwhelmingly approved the first requests at its latest meeting. The developers' next actions are to present an initial development plan and request permission from the Cary Board of Zoning, Planning, and Appeals. An official letterhead is likely to feature on any official documentation regarding such matters.

The municipality supports the developers' request to forgo the drainage plan since the property is part of the Kaper Commercial development, which means that stormwater retention is already supplied by a neighboring basin, according to Cary Director of Community Development Brian Simmons. According to municipal papers, officials decided not to push for a traffic study because current roadways are intended to support future expansion.
