The Fayetteville City Council recently approved a request for rezoning, which will allow a development near Beauregard Boulevard and Grady Avenue to move forward.
The project is a main part of Fayetteville's desire to make its downtown a walkable area. The area has been rezoned to C-1 (making it a Downtown Historic Mixed Use District), which will allow the developers working on Walton Communities to go ahead with their project, which is a mixed-use development that totals 30.52 acres over four properties near the Beauregard and Grady thoroughfares.
The developers are planning to build 270 apartments that include retail and commercial spaces in the project. Walkable paths, and a road would connect the apartments to the planned City Hall, which is also under development. A new condition has been added—the developers are required to provide direct access between State Route 85 and the development. The developers asserted they are already acquiring the necessary property to provide access.
In addition to the larger site, a property at the corner of Beauregard and Grady, comprising 2.97 acres, was also rezoned C-1. This will allow construction of single-family homes on small lots. By using flyer printing, developers of projects like this can keep residents informed of progress.
According to Ed Johnson, the mayor of Fayetteville, a lot of thought went into the decision to rezone the area. He went on to reassure residents that even if the council did not always agree with them, they valued their input.
