The Fayetteville City Council recently approved a zoning change that allows the massive Folia Crossroads development to move forward. The unanimous approval came after both the Planning and Zoning Commission, and members of the city staff, urged its passage. The change rezones land from Single-Family Residential to Planned Community District.
Folia Crossroads sits on about 145 acres, a total of five parcels of land, and mixes condos, offices, commercial spaces, single-family homes, a boutique hotel with 125 rooms, and an urban farm. Most of the single-family residences will be at the north end of the community, some of them with a view of Lake Bennett. It is anticipated that 40 condos will be located above the retail and office spaces.
The square footage devoted to restaurant spaces, retailers, and offices totals about 170,000 SF, and the developer plans to offer incentives to a 24-hour pharmacy and a grocery store to bring them into the project. Approximately 40% of the total acreage, including the urban farm, will be left as open space, and will offer hiking and walking trails.
Work on the project will be done in phases, with development of the first section scheduled to start in September. Additional phases will be developed as the market dictates, and full completion is estimated to be 2024.
