A closed hotel in Hialeah has been converted to rental units.
The Estate Companies – which is based in Miami and develops, owns, and, operates residential communities in Florida – has transformed a closed Ramada Inn on 49th Street in Hialeah into a rental property.
The developer acquired the property, which comprises five acres, in August 2020 for $15.3m, and began the conversion process in April 2021.
The Ramada is now the Alture Westland, the first project to be revealed under the “Alture” name, which is a new brand for The Estate Companies. The former hotel is now a garden-style, four-storey community that offers 251 units for rent, as well as 5,522 square feet in the main building’s northwest section that is being reserved for commercial use. An outparcel with 2,036 square feet of space will be occupied by Panera, which will have a drive-thru option.
The Estate Companies says its new Alture imprint focuses on repositioning older properties to achieve their best use. Jeffrey Ardizon, The Estate Companies’ principal, said the Alture Westland is priced so that those who have been struggling with high rents, including both residents of Hialeah and those who live outside the city. Having a mixed-use section adds to the building’s attractiveness, and it is already 85% leased.
When projects like this are undertaken, developers and builders can use brochure printing to create attractive materials for potential tenants to read.
