The industrial demand has been rising in the area as tenants have been looking for affordable and modern space for such industries as package shipping, e-commerce, and food distribution.
The project includes three speculative buildings that cover over 1 million square feet of industrial area that is in high demand in the area near State Route 99 and Interstate 5. According to CBRE leasing brokers, there has been high demand for large-bay projects in the region and for space in the southern section of the city near the railroad and the freeways.
This project was selected by a panel of real estate experts in the region for a CoStar Impact Award as the commercial development of the year in the Modesto and Stockton area. CoStar Impact Awards highlight commercial real estate projects and transactions that have transformed their markets over the preceding year. Independent panels of industry professionals who work in the areas they judge are the ones who select the winners.
