In Oceanside an abandoned elementary school is going to give way to a 140-unit townhome community if The True Life Companies’ plans come to fruition.
Construction is anticipated to begin in 2027 with the project presently still under scrutiny. According to a recent environmental review, city-mandated measures will have to implemented to mitigate certain potential environmental impacts before construction can commence.
Initially proposed in January 2023, the plan for the project has evolved and is now up to 140 townhomes ranging from 1,320 to 2,100 square feet with two-to-four-bedroom options. Each home will offer either a deck or a balcony and have a two-car garage. An additional 38 guest parking spaces will be distributed throughout the site.
Finding tenants for a new housing community begins long before the project is complete and often involve the assistance of banner printing services.
This will be a non-gated community that will allow residents to connect with surrounding neighborhoods. A secondary gated entry will be on the community’s northeast side for access by emergency vehicles. Part of the 140 units, at least 10 percent, will be set aside for moderate-income tenants. This, plus pay in-lieu fees for another 5 percent, will meet the 15 percent affordable requirements for new housing imposed by the city.
The new project located north of Oceanside Boulevard at the end of Garrison Street will offer future residents with a central location while utilizing vacant space.
