It was revealed last week that North Lakes hit 377 sales for the 12 months leading up to September 13, and as a result is Queensland’s most popular affordable suburb.
This result was released by the Real Estate Institute of Queensland (REIQ) and St. George Bank. To be considered affordable, a suburb’s median price must be $450,000 or less. Other popular suburbs thought to be in the reach of first home buyers included Forest Lake in second place and Kirwan in third. For North Lakes, the reasonable price is coupled with good links to Brisbane city. The median house price achieved was $431,750.
Looking forward, Rob Honeycombe, the new chairman of REIQ, has an upbeat outlook for property sales volume. While he is not predicting a property boom, the turnover results in 2013 improved when compared to the last two years for Queensland. According to Honeycombe, improved sales volume means people who need to sell can do so and then buy again, which will drive prices up over time if it continues.
Growing economic confidence is cited as a key factor to the improving real estate conditions and is linked to the Federal Elections result. Signs are positive for the rental market as well, and will mean that investors are likely to be attracted to the sector.
