Richardson approves two rezoning requests

The council has given the green light to two ordinances codifying the rezoning of Richardson properties.

Both rezoning petitions were previously accepted by the Richardson City Council. The ordinances were issued during the January meeting, during which the city's Comprehensive Zoning Ordinance was modified to incorporate the rezonings for the individual sites.

During a meeting held in December, the council accepted Naturich Labs' rezoning proposal for a 125,000-square-foot building that will contain warehouses, manufacturing, and space for offices. The firm will produce cosmetic items on the land situated.

A similar rezoning proposal for Sherman Lofts was accepted during the December meeting. This allowed for the development of a five-story tall apartment complex with 373 apartment units, three live-work condominiums, and more than 900 square feet of space for coworking. The developer also intends to link to the Richardson's Central Trail and fund the building of an additional lane to turn left on Sherman Street in order to handle increasing traffic. Firms tend to use graphic design to present visualizations of projects when they are still in the design stage.

For both rezoning requests, the rezoning conforms the proposed developments to the lands' respective uses. Naturich's case included the issuance of a special permission. This special permission requires the occupier to get a building permit within a six-month window, otherwise the permit will expire unless the firm is able to secure an extension from the council.
