The amended proposal was put forward for approval at a meeting held in November. The proposal features a higher apartment building and parking complex, as well as more rental apartments. According to Derica Peters, the Senior Planner, a proposal for the planned mixed-use complex was first authorized in 2021.
Lang Partners' president of development, Brandon Hancock, stated that an adjustment to the original plan was requested due to market conditions changing. According to municipal papers, the proposed construction proposal for the property comprises 373 apartments built in a five-story structure. It will also have three housing and employment units, a parking garage with five stories, and 900 square feet of space for coworking. Graphic design is usually an important part of preparing for large construction projects.
Hancock went on to say:
“As things have changed over the last six to twelve months in the markets, we got our pricing and realized the feasibility of our four-story project wasn’t there.”
According to Peters, the project also includes prospective improvements to the Central Trail. To alleviate extra traffic flow in the region, another lane for turning left close to the intersection of South Sherman Street and West Spring Valley Road is expected to be built.
The earlier version of the plan, authorized in 2021, featured a similar combination of uses but fewer residences, according to Peters.
