Fairfield the site of spec building

Becknell Industrial, a real estate developer specializing in developing, managing and investing in industrial properties, is planning an industrial building in Fairfield, according to an article in the Dayton Business Journal.

The facility is a “spec” building, meaning that there are currently no tenants on board; instead the developer is building with the idea that tenants will lease space once they see the amenities available to them.

Becknell has had success with this concept in the past. In 2015, the developer built a 138,750 square foot building in West Chester Township. The building, which sits on a nine-acre site and is known as Port Union E, was also built on spec, and quickly attracted two tenants, which filled it to capacity.

The Fairfield building will have 32-foot ceilings, two doors for vehicle drive-in, 18 loading docks, and a parking lot. The lot, as planned, will offer 136 spaces, but can be increased to accommodate 198 vehicles. The building will also have motion sensors powered by LEDs, which will lower the operating cost for its tenants.

The listing agent for the building is Jeremy Kraus, who is with CBRE. He says the location is “perfect”, and notes that the Becknell building is only one of a number of planned spec buildings in the area.
