Fairfield's city council has approved a project that will bring eight so-called landominiums to an area called the Village Green.
The new project, which will be known as The Cove at Village Green, will comprise eight two-story units, each of which would be approximately 1,800 square feet. They will be built across from the Fairfield Lane Library, at the intersection of City Center Lane and Corrydale Drive; the site comprises 1.6 acres. The developer is Hearthstone Holdings LLC.
A landominium is a new concept in which an owner owns both the land and the dwelling, unlike a condominium, where a homeowners' association maintains the property. At this project, owners would maintain their own homes, but a homeowners' association will maintain common spaces.
There was some discussion about whether each unit should have its own driveway, or if the driveways should be shared. Ultimately, it was decided to provide on driveway per unit, as the idea of shared driveways proved to be unworkable. With that decision settled, construction can begin.
According to Patrick Merten of Hearthstone Holdings, the first model home build should start in approximately two months, with other homes being built individually, as the need arises. The project is being market-driven, according to Merten. The cost of construction is estimated at just below $200,000 per unit.
The developer could work with brochure printers on a booklet about the development, for distribution to area realtors.
