A long-awaited soccer complex is on the way to becoming reality, thanks to a recent decision by the Islip Town Board to allow the developer to follow a PILOT (payments in lieu of taxes) program the town's Industrial Development Agency (IDA) manages.
The developer, Brothers Duo 3 LLC, based in Hauppauge, will have a 40-year lease on the 32-acre property, and will pay the town $75,000 per year. It will also pay the IDA $50,000 annually, per its agreement. In both cases, the developer will pay yearly percentage increases to the IDA, which it will collect for the local special and school districts in Suffolk County.
The first phase of construction will cost $12m, will be located on 20 acres, and will include soccer fields as well as an administrative building comprising 4,000 square feet. The building will offer office space and locker rooms, and Brothers Duo 3 hopes it will be able to break ground before the end of 2017.
SUSA Soccer Academy, which trains players from ages 2 to 18, will be a tenant at the complex, according to John Forster, the project manager. He notes that the academy is excited to join local organizations in supporting soccer.
Central Islip projects like this may be of interest to the entire community, and officials could work with a newsletter printing company to help keep residents updated.
