New apartments planned in Bethesda

Novo Properties, a developer based in Washington, D.C., has proposed a building for the former site of Steamers Seafood House. According to Bethesda Magazine,

Novo hopes to erect an apartment building that would be 110 feet tall, and offer 58 housing units. The site was formerly home to Steamers Seafood, but has been vacant since August, 2015. Earlier this year, the building was condemned by Montgomery County, after part of its roof collapsed under a heavy snowfall in January, 2016.

Although zoning in this area limits building height to 90 feet, a builder can construct a structure as tall as 110 feet, provided at least 15 percent of the units qualify as moderately-priced (MPDUs). With 58 proposed units, that would mean 9 would be available at affordable rates.

The building appears to be a mixed-use project, as there is about 2,800 square feet of space on the ground floor designated as suitable for retail use.

According to Novo Properties' attorney, Heather Dlhopolsky, the company will go through an approval process with the Bethesda Planning Department. The process will begin on June 15 at 7 p.m., with a meeting to which it is required members of the public be invited. The meeting is set for the Bethesda-Chevy Chase Regional Services Center.

Developers can successfully work with printers to create brochures about their projects. Here, they could distribute them to area realtors to present to potential renters.
