COPT, a trust that invests in real estate, has purchased a block of land between Charles and Light streets near the Inner Harbor, and plans to develop a glass-sided pavilion housing restaurants and shops on the site.
Tom Kelley, COPT's design director, said the property is near one of Baltimore's most important intersections, and developing the area will help make Pratt Street and other downtown areas more pedestrian friendly. The site is in front of the Transamerica tower, the tallest office building in the city.
COPT hasn't revealed the identity of any likely tenants, but said they're looking at a number of different shops and restaurants to occupy premises in the pavilion. The way the building is designed leaves room for outdoor seating in back of the structure, as well as on a second-floor covered terrace.
The development is part of the Pratt Street Redevelopment Plan, a massive project to make the area more dynamic. In order to accomplish the plan's objectives, zoning requirements have been changed to allow bump outs on existing buildings, and the construction of new buildings. Some projects near the site of the planned pavilion are already finished, including the Shake Shack, and the Kona Grill.
Projects like this will be the new home of many small businesses, which have a chance to work with Stationery printers to develop up-to-date letterhead to reflect their new location.
