New residential community to be built in Southgate

The Campbell County Planning and Zoning Commission has approved plans for the first stage of 575 residential units in Southgate, at Fox Chase Drive between Interstate 471 and Moock Road.

The property covers just over 85 acres and will be called Sunrock. It will have townhouses and a number single family detached homes, paired patio homes, carriage homes, and apartments. The single-family homes will have a two-car garage. The townhouses will have a combination of off-street parking and garage space. There will be surface parking for the apartments.

There will also be 25 acres of open space and a clubhouse area. Brochure printing can be used to provide more details on the features and amenities of such developments.

Although the property can have up to 704 units based on the current zoning regulations, the developer, Grand Communities LLC, will create a cluster design. The area is wooded and Cindy Minter, Campbell County Planning and Zoning Director, said that the area has some steep slopes such that a cluster design would allow for the concentration of more homes at the tops of the hills and not disturb the hillsides.

There will be two readings of the recommendation of the commission of the plans by the Southgate City Council, which will then approve or deny the plan or send it back to the commission for revision.
