The site is located a few miles north of Williston Park. Mineola's village board established two overlay districts, including the Jericho Turnpike overlay district, to provide greater flexibility for future developments. The newly proposed development would be the first project located within the Jericho Turnpike overlay district. Graphic design is often used during a project’s design phase.
Right before the vote was taken, Mineola Mayor Paul Pereira stated:
“It’s been long enough. The project fits into the overlay district and what we envisioned when we discussed it, had hearings and voted on it.”
Village officials have stated that rebuilding the restaurant is not an option as the building does not meet the village's updated building codes. The fire also destroyed four of the apartments located on the building's second floor.
The proposed plan involves the construction of a new building with four floors. A total of 27 parking spaces would be constructed on the ground floor outside the building, and the upper three floors would have 18 residential flats. The plan proposes 11 parking spaces located on the ground floor inside the building, and an additional 16 spaces would be available in the general parking lot.
