Studio Gang, an architecture firm, is partnering up with Mac Properties, a developer, to build a new residential tower in St. Louis's Central West End.
The new building will comprise 540,000 square feet, rise 36 stories, and cost approximately $130m. The tower will be sited at 100 North Kingshighway Boulevard and is to be named One Hundred.
The building’s design resembles a series of folds—each apartment has a corner living room with two exposures that will make the interior bright. Residents on the west side will be able to see Forest Park while those on the east have a view of the Gateway Arch. In addition, the exterior will slope to improve the structure's energy performance and enhance the views.
Studio Gang's founder Jeanne Gang said that since St. Louis has four seasons, the firm wanted to give residents the ability to enjoy the way the views and the light change over a year. Refining the layouts of the apartments means every apartment is a corner unit, with the double views found in such a space.
Eli Ungar of Mac Properties said the building is a mixed-use project, which includes about 1,000 square feet that can be used for retail. Parking will be below ground and will offer 355 spaces. The developer hopes to win LEED certification for the structure.
