Opus Group to build second Olathe building on spec

Opus Groups, based in Minneapolis, has announced that it will start construction of its second building in a new industrial park in Olathe.

The park, 56 Commerce Center, is located at Lone Elm Road and Old 56 Highway, and Opus has already sold the first building it constructed there.

Orizon Aerostructures, a company that manufactures subassemblies for the aerospace and aviation industries, announced recently it would move its North Kansas City plant to the building. The structure offers 205,000 square feet of space.

With the success of its first building, Opus Group has begun work on a second. This structure will comprise 230,122 square feet, and is a ‘spec’ project, meaning it is being constructed without any tenants having agreed to move in.

The second building should be finished next May. It will offer tenants a parking lot in front and a truck court in the rear. The court could have as many as 35 spaces. Inside, the ceilings will be 32 feet high.

The Opus Development Company LLC's vice president, Joe Downs, described the industrial market in Kansas City and the area as “dynamic” and giving Opus Group the opportunity to develop 56 Commerce Center further. He believes that the success of the first building signals a need for more spaces of this type.

Developers of such projects often work with brochure printers to showcase the property’s amenities to prospective tenants.
