Indianapolis could split development into phases

City leaders and developers are trying to work out a plan for the upcoming development in the city's downtown.

Indianapolis officials and the Kite Realty Group have been negotiating recently to decide how to proceed with redeveloping downtown's Pan Am Plaza. The plans include expanding the Indiana Convention Center, a $120mproject that will be publicly funded, along with building two new hotels that offer over 1,400 rooms.

The two hotels are under the Hilton umbrella, and will be privately funded. The negotiations have considered such matters as the timeline of the project, in particular whether to move ahead with the hotels and the convention center all at the same time.

Delaying the project could please those concerned that adding over a thousand rooms at once could overload the market for hotel stays downtown, resulting in a lot of vacant rooms.

One potential solution to the problem is to split the development into phases, something city leaders favor. If the plan is phased, the convention center expansion would be likely to take place during the first phase. The planned expansion would add a ballroom comprising 50,000 square feet to the hotel, along with several smaller meeting rooms, and a hotel offering 814 rooms—a Hilton Signia 38 stories tall. A second, 600-room hotel would be added as part of the second phase. Graphic design can be used in projects like this to create attractive printed materials for use in the new buildings.
