Murfreesboro hosts a dynamic business leadership community, and the City Council has approved a plan to bring new energy to its downtown.
The Keystone Project, a massive plan for a more vibrant downtown area, has been in discussion among area leaders for several years. In a September 11 meeting, the Council approved the phased development, which features the creation of apartments, condos, retail outlets, and a hotel. City officials have noted how the project should allow the city to compete with other regional cities. Knoxville and Chattanooga already feature mixed-use downtown spaces.
The project is slated to occur in three sections. Section 1 involves the creation of 239 multifamily units, with Section 2 featuring the construction of 139 condos alongside 3,000 square feet of retail space. Finally, Section 3 of the plan involves construction of a new hotel with 115 rooms and over 7,100 square feet of retail space. Some area residents have voiced concerns over aspects of the work, including the longer-term appearance of the buildings, as well as concerns over parking. HRP Residential, the real estate development firm that proposed the project, has responded by proposing they add more than 700 spaces over three garages. Their plan will also create extra turn lanes and pedestrian crossings to address traffic concerns.
The Keystone Project is expected to cost around $175M in capital investment. Initially, the city plans to invest $4M-$5M in infrastructure improvements, after which hotel construction is slated to begin.
