Plans to build a residential tower to accommodate two retail stores and 300 homes have been given the go ahead by Liverpool City Council.
The project heralds a new era in development for the major New South Wales regional centre in Sydney’s south-west following Department of Planning and Environment approval to alter planning controls relating to the site on the corner of Hoxton Park Road, Gillespie Street and Hume Highway.
The changes allow for increased height limits to 32 storeys (previously set at 15) on the Hume Highway and a boost from 24 to 25 metres covering an eight-storey building at the rear of the site.
As a result of the changes, the floor space ratio will be increased and homes will be able to be constructed on the building’s ground floor.
According to Sydney Region West Director Catherine Van Laeren, the site is conveniently located near to the area’s public transport interchange, train station and Liverpool’s city centre which boasts facilities ranging from retail outs to Print shops.
She said potential developments such as this also provide employment for locals and that forecasts predict a need for in excess of 10,000 new homes throughout the city centre in the next 20 years.
The next step following approval of the planning proposal is for Liverpool Council to assess the proposed development application which will include matters such as parking, building design and traffic.
