The North Olmsted City Council is set to give the go-ahead soon to a Community Reinvestment Area (CRA) partnership with Omni Senior Living, which has proposed building senior housing in the city.
The CRA would give Omni Senior Living a 50% abatement on its real estate taxes for an exemption period of 15 years. Kevin Kennedy, the mayor of North Olmsted, said the project was great for the city because it uses undeveloped land, creating both senior housing and jobs, which are needed in the area.
The planned development will be located on Lorain Road, on nine acres that are presently zoned B-2, which is office/service. There are three parcels in the development – a vacant one, Debbie D's Lounge, and Zergott Landscaping Inc.
The new Vitalia Senior Residences at North Olmsted would offer 161 units comprising 88 units designated for independent living, 64 units for assisted living and memory care, and nine villas designated independent. The 88 units would be located in a three-story structure, with the memory care and assisted living units occupying a structure adjacent to the other building. Developers of projects like this can use brochure printing to show prospective residents the amenities offered.
Gary Biales, who is vice president of development for Omni, said the company conducts extensive analyses of all its projects. It realized North Olmsted needs the housing, but could not have committed to the project without the CRA. Construction should begin early in 2019.
