Real estate adds Gurnee property to portfolio
Venture One Real Estate's acquisition fund, VK Industrial III, recently acquired property in Gurnee on behalf of its parent company.
The agency acquired a vacant industrial building comprising 21,790 square feet. The building is located in Gurnee, at 65 Ambrogio Drive.
The building has only had one tenant, and sits on 1.4 acres. It is located along Skokie Highway, at its interchange with Washington Street. The building's amenities include one drive-in door, two loading docks, an 18-foot clear height, and 3,456 square feet comprising a high-image first and second floor office. It will be possible for both the parking areas and the building proper to be expanded.
Venture One's plans for the property include an extensive renovation, which it will complete on a speculative basis. Planned renovations include installing new energy-efficient lighting in the warehouse, painting the warehouse, making comprehensive renovations to the office spaces, and resurfacing the parking areas.
Merit Partners' David Liebman was the seller's representative in the action. Thomas Harmon, Zach Graham, and Ryan Bain will be marketing the property for sale or lease.
Messrs. Harmon, Graham, and Bain might consider working with a brochure printing company to create a glossy, illustrated booklet that shows the property as it is, plus perhaps artists' renderings of what it will look like after renovations are complete. They could then distribute the booklet to commercial realtors throughout the area.
