Members of the Buffalo Planning Board recently approved a number of proposals, including two new apartment complexes, both of which are within walking distance of Buffalo State College.
The first of the pair is to be located on Grant Street, on the site of the Ellen Terry Theater, which was replaced some time ago. The apartment building will be three stories high, and comprise 11 units. The architect, John Wingfelder, says the marketing of these units will largely be aimed at students from Buffalo State. Construction could start as early as Spring 2016.
The second project aims at renovating the former Frederick Law Olmsted School on West Delevan Avenue. The vacant building, also known as School 56, would be transformed into a limited mixed-use development, with 33 apartments going for market rates, as well as office space to be leased only by nonprofit organizations. This project is a joint venture between Sinatra & Company and Ellicott Development Company.
Officials with Ellicott estimated the cost of the School 56 development at about $5.5m. The building, which comprises 70,000 square feet, goes back to 1909. The 33 units to be constructed will comprise studios, as well as one-, two-, and three-bedroom apartments.
Developers might consider working with brochure printers to create a booklet describing the projects, and making it available to area realtors.
